By accessing or using tenansea, you confirm that you are at least 13 years old and agree to be bound by these Terms and our Privacy Policy. If you do not agree, you must not use the platform.

tenansea is a platform that allows landlords and tenants to record, rate, and review tenancy experiences in Malaysia. The platform includes user profiles, tenancy records, ratings, reviews, and related features.

We reserve the right to modify, suspend, or discontinue any part of the service at any time, with or without notice.

• You must provide accurate and complete information when creating an account.
• You are responsible for maintaining the confidentiality of your login credentials.
• You must notify us immediately if you suspect unauthorised access to your account.
• Each person may only hold one account. Duplicate accounts may be removed.

When using tenansea, you agree NOT to:

• Post false, misleading, defamatory, or fraudulent reviews or content.
• Impersonate another person or entity.
• Harass, threaten, or abuse other users.
• Upload content that is illegal, obscene, or violates any third-party rights.
• Attempt to access other users' accounts without authorisation.
• Use automated scripts, bots, or scrapers to collect data from the platform.
• Interfere with the operation or security of the platform.

You retain ownership of content you post (reviews, profile information, etc.), but by posting it you grant tenansea a worldwide, non-exclusive, royalty-free licence to display, distribute, and use that content to operate the platform.

Reviews must be based on genuine tenancy experiences. We reserve the right to remove any content that violates these Terms, is reported as inaccurate, or is deemed harmful to other users.

You acknowledge that reviews represent the opinions of individual users and tenansea does not verify the accuracy of reviews. We are not liable for the content posted by users.

Your use of tenansea is also governed by our Privacy Policy, which is incorporated into these Terms by reference.

All content, branding, logos, and software on tenansea (excluding user-generated content) are the property of tenansea and are protected by applicable intellectual property laws. You may not copy, reproduce, or distribute any part of the platform without our written consent.

tenansea is provided "as is" without warranties of any kind. We do not guarantee that the platform will be uninterrupted, error-free, or free of viruses. We are not responsible for the accuracy or completeness of user-generated content.

To the fullest extent permitted by Malaysian law, tenansea and its operators shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of the platform, including reliance on user reviews or tenancy records.

We may suspend or terminate your account at any time for violation of these Terms or for any other reason at our discretion, with or without notice. You may delete your account at any time through the settings page.

These Terms are governed by the laws of Malaysia. Any disputes shall be subject to the exclusive jurisdiction of the courts of Malaysia.

We may update these Terms from time to time. Continued use of tenansea after changes take effect constitutes acceptance of the revised Terms. We will notify registered users of material changes by email or a notice on the platform.
